Before you spend more money, find out what is actually possible.
You might already have an idea in mind.
It could be a renovation, extension, new bathroom, garage conversion, granny flat, second dwelling, extra unit, or small development.
You may have spoken to a builder, had early advice from an engineer, or started looking at what might fit on your site.
But before you commit to design work, quotes, consultants, or council applications, it is worth understanding what your property can realistically support.
A project that looks simple at first can quickly become more complex once planning rules, zoning, site constraints, access, services, overlays, building code requirements, and the consent pathway are properly reviewed.
Our Site Feasibility Report gives you clear, early advice before bigger decisions are made.
What is a Site Feasibility Report?
A Site Feasibility Report is an early-stage review of your property and proposed project.
It brings together the key information that affects what can be done on your site, including:
-
District Plan rules and zoning
-
Site constraints and existing conditions
-
Property information, records, or reports already available
-
Planning controls such as setbacks, height, coverage, recession planes, site use, and access
-
Likely consent requirements
-
Key risks, unknowns, and next steps
The purpose is to give you a realistic picture of what is possible before you spend more time or money moving in the wrong direction.
What we review
Every site is different, but your report will typically look at:
-
Your proposed project and intended outcome
-
The relevant planning rules for your property
-
Zoning, overlays, and activity status
-
Whether resource consent or building consent may be required
-
Key controls such as height, setbacks, site coverage, use, and access
-
Existing site constraints that may affect the project
-
Any information already provided by builders, engineers, councils, or other consultants
-
High-level buildability and code considerations
-
The main risks, constraints, and unknowns
-
A recommended pathway forward
This is not a full design package or building quote. It is a practical feasibility assessment designed to help you understand what your next step should be.
What you will receive
Your report will give you:
-
A clear view of whether your idea appears achievable
-
An understanding of the likely consent pathway
-
Early identification of planning or site issues
-
A clearer sense of what further information may be needed
-
A recommended next step, based on your site and project
-
A stronger basis for speaking with builders, engineers, council, or consultants
The goal is to help you move forward with confidence, or avoid committing to a pathway that may not be realistic.
We work nationwide
MAV Studio prepares Site Feasibility Reports for properties across New Zealand from our Wellington studio.
Because much of the early feasibility process is based on council records, District Plan rules, property files, aerial imagery, site information, and documents provided by the client, we can assess sites across the country without always needing to visit in person.
Where further investigation is needed, such as a site survey, geotechnical report, drainage advice, or specialist consultant input, we will identify this clearly in the report.\
What happens next?
Once your report is complete, you will have a clearer understanding of where your project stands and what needs to happen next.
From there, MAV Studio can help with the next stage if required, including concept design, design development, consent documentation, consultant coordination, or preparing your project for builder pricing.
